This pricing guide is to help you develop an initial budget and plan for the investment in your new floor.
The thought of purchasing a new floor for a commercial environment can be a daunting task for anyone as there are so many factors to consider during the planning phase that can have a big impact on the overall cost of the project. We’ve put together this guide that will help you to understand the process of finding the best possible flooring for not only your budget but for how you need the flooring to perform for your organisation.

With every type of flooring, there are many factors we have to consider. The base/sub-floor can normally need preparation. This could be hardboard, ply or latex screed. Is there old flooring that needs to be uplifted and taken away? We work with many recycling programs to keep as much out of the landfill as possible.
Whether you require flooring for a temporary exhibition or an exclusive meeting room the price will dramatically vary. Below are some very approximate rates that vary with quality and quantity.
Fitting prices vary again depending on the type of installation. This can vary from £8-£14m² Some carpets require an underlay. We recommend a 7mm heavy contract version for £3.50m²
Three factors vary the price of carpet tiles.
Basic carpet tiles: £10-£15.00m² Heavy contract tiles: £14.00-£20.00m² Cushion back heavy contract tiles: £16.00-£35.00m²
When we carry out projects for safety flooring the material is normally the least relevant on price. The costs come more from the base/bub floor preparation and the installation costs. Safety Flooring material costs are normally between £15-23.00m² Other variants to cost are ‘sit on skirting’ or cap and coving depending on where the vinyl flooring is to be installed.
Vinyl tiles are brands like Amtico & Karndean. There are also brands like polyflor and IVC Commercial that we regularly specify.

Prices vary from £18m² to £30m² of a wood plank or stone effect. Herringbone or special effect vary from £35.00-£70.00m².

The majority of the time material cost is the least expensive part of the project. In this article, we have put together a start to finish guide of the different stages of a commercial install that will help you to understand what you could be charged for and a price guide low to high of different types of commercial flooring.
There is a myth that the more money you spend on a commercial flooring product the better it will be and the better it will perform but this is not always the case.
Flooring products are graded by their durability and depending on how much foot traffic your organisation has could well have an impact on the product you choose and its price. The grades are as follows:
Therefore if you have a small office or meeting room that has 15 people a day walking on it then a grade 32 would be more than sufficient. Most commercial settings require a grade 33 product. These products are usually 100% Nylon or have nylon and wool mixed and will have a minimum 10-year wear warranty sometimes even going up to 15 years! A grade 34 product would normally be required for very aggressive footfall or areas where there may be machinery like a forklift being used or an area such as a hospital where trolleys are always being wheeled across the floor.
This is good news for buyers as they often feel like a cheaper product will not perform as well as a more expensive one but actually if a £12 m2 carpet tile and a £30m2 carpet tile are both 100% Nylon and both grade 33 with a ten year wear warranty then the only reason to choose the £30m2 product is because you like it better, not just because it’s in the budget. And of course don’t believe that just because you are buying a cheaper product that you are getting an inferior product, Nowadays even budget ranges come in some lovely designs that look far more expensive when they are installed than their price tag suggests.
Depending on the size of the project, the time of the day or week can have a big impact on pricing. If you are having a small area installed and you can either block the area off or get staff to work in other areas or at home or you have empty areas that you have not yet moved into then a normal hour’s install will always be the cheapest option. Sometimes this may not be an option if the project requires machinery to be used that can be loud.
Out-of-hours installation in the evening or weekends is great for projects where there is a lot of disruption or noise or areas where you cannot move staff out of easily. These tend to be larger areas or areas that cannot be shut off during normal hours such as toilets, kitchens and tea points or communal areas that always need to be accessible for movement of staff and fire safety purposes. Projects where we use our ‘lift and shift’ service to move and reinstate furniture, are often done out of hours.
Night work would normally be required only in areas that cannot be accessed at any other time of day and is the most expensive time for installation.
Parking in Bristol can be very expensive, especially over long periods of time. If you have facilities for parking that is suitable for a van then you can save yourself up to £30 per day.
Most clients nowadays will require this service. The majority of old commercial flooring will either be permanently glued to the subfloor or be covered by furniture and desks which would make this job very difficult for you to deal with. Carpet tiles tend to be the cheapest product to uplift as they have been installed on a tackifier adhesive that stays permanently tacky. However, often we find that the previous contractor may have not let the glue go off properly and when this is the case the glue goes off creating a permanent bond to the subfloor. This is when we would need to use machinery to get the tiles up.
Broadloom carpet is a little more expensive to uplift as often it is the carpet and underlay that needs to be taken up and sometimes the gripper too. Then hard floors such as vinyl, lino, wood, rubber and sports floor is usually permanently stuck and will need machinery to get up. The usual square metre cost to uplift is between £1.50 and £3.00 per m2 but if the uplift is very bad a contractor would normally work out how many people it will take and how many days to uplift the floor and charge accordingly. This should nearly always be determined and costed for at an Initial site survey but there is however a limit to how much floor can be uplifted and checked in a live-work environment before a project is conducted. At BCFC, we also carry out pre-install surveys to delve deeper and make sure the costings are correct before we start.
The next question is how green you are as a company? Usually most products cost around £1 per square metre to dispose of in landfill. For an extra £50p per metre the majority of old flooring nowadays can either be recycled and turned into raw power to run flooring manufacturing plants or cleaned and re used in social housing to help out people who are less fortunate and can not afford flooring. Any time you use a re-use or re cycle scheme a certificate will be provided for your records to evidence how your organisation is helping the environment.
The vast majority of the time the simple answer to this question is yes. Nearly all manufacturers will not honour their wear warranty if the preparation guidelines are not followed and the floor is not perfectly smooth and free of any dust or contaminants before the adhesive and product is applied.
This means that any Vinyl, rubber, sports floor, wood and carpet if it’s being stuck directly to sub-floor will 100% need to be prepared before installation. If we are replacing carpet tiles or carpet and the floor is sound then you may escape preparation costs.
If you have raised access flooring panels then the only reason for any floor preparation would be because the raised access panels are damaged or uneven, in which case a cheaper option may be to change the affected panels rather than prepare an entire floor.
Depending on what the sub floor is made of will depend on what preparation materials are used and the time and cost of the work. Timber floors will usually need to be covered in 6mm ply that should be pinned every 4-6 inches square and then have a coat of feather finish applied to fill any pin holes and joints. This can be a slow noisy process that has to take place out of hours.
Concrete or ceramic floors will need to be primed and latex-ed. This will usually mean that any materials can not be fitted on the latex until it is fully dry the next day. The deeper the latex is the longer it takes to dry. Raised access panels can be plyed if necessary but it would mean you are denied access under the panels to get to power points and cables if you need to move them. There are vinyl products that are made to go directly over raised access panel flooring but the panels need to be in tip top condition.
If you are in a basement there is a good chance that the existing floor has no damp proof membrane. This is where we see the most issue with failing floors due to damp rising from under the floor. We can test the floor for damp when we survey site and provide the evidence of the reading and provide costs for damp proofing the sub floor before your new flooring is installed so you have full peace of mind that your floor won’t fail due to damp.
Don’t worry if the answer is yes as we have got this covered. Our lift and shift service allows us to install carpet tiles in areas that are full of desks. we are able to move most items with our equipment and what needs to be moved by hand . If you are not using carpet tiles then the area needs to be mostly clear. This would be the most expensive option as we would have to move the furniture a number of times to prepare and install as opposed to just lifting the furniture and putting it down again.
Again this comes down to time and labour it may be cheaper to get your own work force to carry out this sometimes logistically complex task we will price accordingly and fair on a job basis.
The type of flooring you want to install can have a big impact on price for two very different reasons. Firstly that actual flooring itself can vary massively in price but also the installation cost of different products can vary massively as well due to how difficult or time consuming they are to install. For example install carpet tiles tends to be the cheapest as they are easier to install and can often be installed in high volume. But we look at rubber or safety floor they are much harder to install and are often installed in smaller areas. Below we have listed a few types of flooring and the purchasing and installation costs.
Nowadays due to the amazing designs that are available LVT or Luxury Vinyl tiles have overtaken wood and in some part safety floor or lino for areas that need to look great, be super durable and easy to maintain. Often the floor will need preparation work but you will have a floor that looks amazing and lasts for a very long time. This product also come is a free lay form that allows you to install directly over raised access flooring that is in good condition without the need for preparation work.
Material cost £15-30m2 for a basic wood plank design and £35-70m2 for a bespoke or basket weave design. Installation costs £15- 40m2 depending on design.
The choice in carpet tiles is mindblowing ! From square to planks with the option of transitioning in and out of colours everything is possible in carpet tiles. But the best part of using carpet tiles is the installation cost is pretty standard even with a tricky design involved. and the majority of the time there is none or very little subfloor preparation.
Popular in the education sector and in wet areas such as toilets and kitchens or behind bars safety floor or lino needs preparation work to the sub-floor 100% of the time. Although relatively cheap to buy the installation has to be perfect and can be quite a slow process, especially in small areas or wet areas that are run up the wall 100mm ( capped and coved ) and all joins have to be hot welded to make the watertight. Rubber however if you go for certain brands such as Nora is actually self sealing so you can create amazing designs with no welded joints for a crisp look.
Rubber is a versatile product with great design possibilities. Available in tiles and rolls Rubber is not the cheapest product but is easy to maintain and lasts for a very long time.
Woven vinyl flooring comes in a range of colours and shapes enabling stunning designs. This product comes in tiles and rolls and will 100% require subfloor preparation.
Nowadays broadloom carpet is mostly used in areas such as communal staircases or for Hotels. Broadloom can be an off the shelf design or made entirely bespoke to suit your project. Carpet come on rolls and can be high on wastage and hard to maintain in certain areas which is why modular flooring is so popular nowadays. but in the right area it can have a dramatic effect. Carpet can be directly stuck to the subfloor or can be double stuck ( Durafitted ) This means the underlay should be stuck to the sub floor then the carpet to the underlay.
Don’t forget if you are fitting carpet or carpet tiles on staircases in a commercial environment then guidance and approved codes of practice state that stair nosings should be installed to highlight each step and that the insert of the stair nosing should be a complete contrast in colour to the flooring being used. They come in different materials and finishes with brass or bronze being the most expensive. Nosings can be mitred or joined at different angles and curved.
